Sandridge House Planning Application refused - CLICK HERE   December 5th 2019

  

The full Planning Application -  19/01701 - lodged in June 2019,  for 33 dwellings, with associated parking and landscaping following demolition of existing buildings - namely the former Sandridge House care home, as well as The Cottage And The Bungalow,  London Road Ascot, was refused by Windsor & Maidenhead on December 5th 2019. 

Councillors concluded that, as a result of its height, mass, siting and external appearance, the development would result in a building of significant bulk which is lacking in design coherence. The development would therefore be at odds and incompatible with the surrounding development and would have been harmful to the street scenes of both London Road and Geffers Ride, to the detriment of the character of the area.  They added that the loss of the existing building and its replacement with a substantially taller and bulkier building of non-traditional design, would cause less than substantial harm to the significance of the Listed Building, All Saints Church, and would result in the loss of a non-designated heritage asset which positively contributes to the understanding of the history of the area and this is not outweighed by any public benefit.

There was also concern about be unneighbourly,  loss of residents' privacy, nature conservation and the loss of trees would have a detrimental effect on locality 

The proposals also failed to demonstrate neither a mechanism to secure 30% Affordable Housing, nor that a viable surface water drainage system/ prevention of increased flood risk. 

All in all, the plans were found to be contrary to a long list of local and national policies. However, it is not known if Patrick Ruddy will come back with a Planning Appeal or modified plans.
